1. The property is rented as-is, which means that the tenant accepts the condition of the property at the time of booking or as otherwise agreed.
2. The tenant agrees to follow all maintenance guidelines and instructions provided by the landlord to ensure that the property is used responsibly.
3. The tenant may not make any alterations or renovations to the property, including fixtures or permanent equipment.
4. The tenant may not transfer the lease to another person or sublet the property without the landlord’s written consent.
5. The tenant agrees not to contact the landlord directly under any circumstances once a lease agreement has been sent out but has not yet been signed by both parties or one of the parties. If the tenant violates this condition, Maniri has the right to charge the tenant a service fee equal to the amount of the lost commission.
If the landlord contacts the tenant after reviewing the lease agreement but before it has been signed, the tenant must refer all communication to Maniri. If the tenant violates this condition, Maniri has the right to bill the tenant a service fee equal to the amount of the lost commission.
6. The tenant is responsible for ensuring that the property and its furnishings are maintained in the same condition as at check-in. The tenant will be charged for any damage that exceeds normal wear and tear.
7. Household waste, bulky items, and other waste must be disposed of by the tenant in accordance with local guidelines. Failure to do so may result in an additional charge.
8. The tenant is responsible for all persons present on the property during the lease term, including any damage these persons may cause.
9. If complaints are received from neighbors, security guards, or authorities due to the behavior of the tenant or visitors, and no immediate corrective action is taken, the landlord has the right to evict the tenant without refunding the rent.
10. The tenant agrees to pay the rent in full within 10 days. Payment must be made on time; a late payment penalty of 8% will be charged for late payments.
11. No security deposit is required. However, any damage that cannot be classified as normal wear and tear will be charged to the tenant via a separate invoice, which must be paid within 10 days of the move-out date.
12. If the rent is not paid as agreed, the landlord has the right to cancel the reservation and the lease agreement without prior notice.
13. Once the rent has been paid, the tenant is responsible for contacting the landlord well in advance to arrange for key pickup, bed setup, and any other practical details prior to check-in.
14. A reservation request sent via www.maniri.com is not guaranteed or binding; however, the reservation becomes guaranteed and binding once both parties sign the rental agreement at a later stage. The payment is non-refundable. If, for any reason, the landlord is unable to provide the accommodation for the rental period specified in the lease agreement signed by both parties, the tenant is entitled to a full refund of the rental amount.
15. If the tenant breaches any provision of the agreement, the landlord has the right to terminate the agreement immediately and evict the tenant. In such cases, no rent will be refunded.
16. The tenant may change the people living in the residence only with the landlord’s approval.
17. The rent includes the costs of heating, electricity, broadband, water and sewer fees, and trash collection.
18. In the event of theft of the property or its contents, this must be reported immediately to the police, and a copy of the police report must be sent to the landlord.
20. Maniri or the lessor is not liable for any lost or stolen personal belongings belonging to the tenant or the tenant’s traveling companions during the rental period. The tenant is advised to purchase their own home insurance or equivalent coverage.
This policy is designed to ensure a clear and fair relationship between the landlord and the tenant. By making a reservation, the tenant agrees to these terms and conditions in their entirety.
